PCSing to Fort Campbell: Where to Live Between Clarksville, Oak Grove, and Hopkinsville (2026 Guide)

PCSing to Fort Campbell: Where to Live Between Clarksville, Oak Grove, and Hopkinsville (2026 Guide)

If you just got orders to Fort Campbell, here's the first thing I'll tell you: you're not just picking a house, you're picking a commute, a school district, and a state tax situation all at once, because this market straddles two states and three different towns. I work with PCS families moving into Clarksville and Oak Grove every year, and the same questions come up every time — so let's go through them honestly, not the sales-pitch version.

A Quick Orientation: You're Moving to Two States at Once

Fort Campbell sits almost entirely in Montgomery County, Tennessee, right on the Kentucky line, with Clarksville, TN on one side and Oak Grove and Hopkinsville, Kentucky on the other. The post is home to the 101st Airborne Division (Air Assault), the 160th Special Operations Aviation Regiment, the 5th Special Forces Group, and several other units — it's one of the largest Army posts in the country by population, which is part of why the surrounding housing market moves fast during PCS season (May through August especially).

Clarksville itself has grown enormously over the last decade — the city's 2025 population estimate is around 188,800, making it a serious contender to pass Chattanooga as Tennessee's fourth-largest city within the next year or two. A lot of that growth is spillover from Nashville (U-Haul actually ranked Clarksville as the top destination for people leaving Nashville), plus billions in new industrial investment from companies like LG Chem and Hankook. Translation: more rooftops, more competition for the good inventory, and more reason to start your house hunt before you arrive, not after.

Where Should You Actually Live?

There's no single right answer here — it depends on your gate, your schedule, and honestly your tolerance for traffic. Here's how I'd break it down for a family PCSing in:

Oak Grove, Kentucky — If your unit uses Gate 4 (TC Freeman) or Gate 7, Oak Grove is usually your shortest commute, often 5 to 15 minutes door to gate. Homes tend to run a bit less expensive here than the Clarksville side, but you'll have fewer restaurants, grocery options, and retail nearby — it's a smaller, more residential town built around the post.

Clarksville, TN (near Exit 1 / 37042) — This is where most of the inventory and amenities are: more subdivisions, more resale homes, shopping, and a 10 to 20 minute commute to Gate 4 or Gate 10 depending on where you land on post. If you want options when you're house hunting, this is usually where I start pulling listings.

Sango and Rossview (37043) — Mostly newer construction, larger lots, and home to the Rossview school cluster, which is generally considered the strongest in Montgomery County. The tradeoff is commute — plan on 25 to 45 minutes to Gate 4 depending on time of day and which part of Fort Campbell Boulevard you're fighting.

Hopkinsville, Kentucky — More land for your money and more of a buyer's market than Clarksville right now. It's a 20 to 30 minute drive to Gate 7, and you'll get more acreage if having a yard (or horses) matters to your family.

Whichever direction you lean, drive your actual commute during morning formation and evening release traffic before you commit to an address — what Google Maps says and what Fort Campbell Boulevard actually does at 0600 are two different things.

Using Your VA Loan Right Now

VA loan rates have moved up this year along with everything else — the 30-year VA average was running right around 7.07% in early October 2026, which was actually a touch below the conventional 30-year average near 7.28%. That's not the 3% world a lot of veterans remember from a few years back, and I'd rather tell you that straight than let you find out at the closing table.

A few things that actually help in this rate environment:

  • Ask for a seller-paid rate buydown instead of (or in addition to) a price reduction. In a lot of these PCS-driven sales, sellers are more willing to cover points than to cut price, and it can meaningfully lower your payment for the first year or two.

  • Get quotes from at least two or three lenders, not just whoever the builder or BAH calculator app pushes you toward. VA loans are common enough in this market that local lenders compete hard for them.

  • Re-run your pre-approval if it's more than a few weeks old. Rates have moved enough this year that an August pre-approval number isn't reliable in October.

  • Remember the obvious VA perks that are easy to forget when you're stressed about a move: $0 down, no monthly PMI, and a funding fee waiver if you're receiving VA disability compensation.

If you want, send me your orders and your BAH and I'll run the actual numbers with you — what that BAH realistically covers at today's rates in Clarksville versus Oak Grove versus Hopkinsville, no pressure, no obligation. That's usually a 15-minute phone call that saves people a lot of guessing.

Does BAH Actually Cover a Mortgage Here?

For 2026, Fort Campbell's housing allowance (MHA code KY106, which covers both sides of the state line) looks like this for a few common ranks, with dependents:

Rank

BAH w/ Dependents

BAH w/o Dependents

E-4

$1,743/mo

$1,470/mo

E-5

$1,815/mo

$1,593/mo

E-6

$2,100/mo

$1,671/mo

E-7

$2,244/mo

$1,743/mo

O-1

$1,857/mo

$1,668/mo

O-2

$2,097/mo

$1,794/mo

O-3

$2,496/mo

$1,995/mo

For most mid-grade enlisted and junior officers, that BAH gets you close to a mortgage payment on a median-priced home here — Clarksville's typical home value is sitting around $322,000, which is roughly a quarter less than what you'd pay in Nashville for the same square footage. Just budget for property taxes and homeowners insurance on top of principal and interest; insurance here runs somewhere in the $175–$225/month range depending on the home and whether you're in a flood-prone area, and it's worth asking about before you fall in love with a specific lot.

Schools and the On-Post vs. Off-Post Question

If you have kids, DoDEA runs schools on post through 8th grade, and a lot of families like the continuity of moving with other military kids who understand PCS life. Off post, the Rossview cluster in Montgomery County is usually the strongest academically, with Clarksville-Montgomery County schools generally solid overall. On the Kentucky side, Christian County Schools serve Oak Grove and Hopkinsville and have been improving. Worth noting either way: off-post schools in this region close for snow more than you'd expect for the South, while on-post schools tend to stay open.

One More Thing: Tennessee vs. Kentucky Taxes

Tennessee has had zero state income tax since 2020, which matters if you or your spouse has outside income beyond military pay — a dual-income household can genuinely save real money living on the Tennessee side. Kentucky does tax income, but offers a military retirement pay exclusion, so if you're closer to retirement that's worth a real conversation with whoever does your taxes rather than a blanket rule of thumb.

My Honest Advice If You're PCSing In

Start looking the moment you have orders in hand, even if report date is months out — good inventory here moves fast, especially the closer you get to summer PCS season. If you can swing a house-hunting trip, use it to actually drive commutes at the time of day you'll really be doing them, not just at 2pm on a Tuesday. And if on-post housing is part of your plan, apply as soon as you have orders, because the wait list gets long during peak season.

This is a fast-moving, fast-growing market with two different state lines, three different school systems, and a dozen opinions on which gate is worse at rush hour. I'd rather walk you through it honestly over a phone call than have you piece it together from six different Facebook spouse groups. If you've got orders to Fort Campbell, reach out — text or call, whenever you land, before you land, doesn't matter. I'll tell you what I'd actually do if it were my own PCS.

Welcome to Middle Tennessee and South Central Kentucky. Glad you're coming.
